Project – Balgowlah

My wife and I engaged Bradley Johnson to undertake a major renovation of our home in Balgowlah Heights, Sydney. The renovations took place from May 2006 until May 2007. The renovations involved the virtual demolition of our existing Californian brick bungalow and replacement with a 2 storey/5 bedroom home and double garage at street level.

We both found Bradley Johnson to be considerate, timely and effective in the delivery of all services.  From the moment we engaged Bradley we were impressed with his professionalism. He engaged a quantity surveyor as part of his quotation process and provided us with a quotation which when compared to the market was extremely reasonable, well structured and set out clearly what was prime costed/variable costed in the project.

Throughout the project Bradley was open to consultation with us and liaised effectively with our architects and the engineers.

We are in the municipality of Manly and he dealt effectively with the Manly Council rangers and with all the requirements placed upon him under the various building codes and regulations enforced by them.

At all times we were invited to inspect the project (provided we took suitable precautions).

Ours was not an easy site lo build on as we are elevated on the high side of our street with approximately 40 steps to enter the house. Most of the materials were carried by hand into the building.

Bradley and all subcontractors engaged by him took the appropriate amount of care and caution with our fixtures and in attention to detail in the construction of our house generally. At the conclusion of the project, Bradley attended to the defects list quickly, promptly and without question. Approximately 12 months after the project, there were some minor difficulties with some rendering at the front of our property and Bradley again undertook that work quickly and expediently.

You hear many horror stories about building projects and difficulties with builders. We were fortunate to have engaged Bradley Johnson and his team of subcontractors as we encountered none of those “usual” horror stories. Building is not without its difficulties and emotional tensions and Bradley is suitably placed to deal with those from time to time as they occur.

In my opinion, Bradley Johnson is a reliable tradesman/builder who will tum up when he says he will, will do the work for the price that he quotes/estimates and will deliver the project on time. If my wife and I were to build again or undertake significant renovation works, we would use Bradley Johnson without hesitation.
